North Delta is the most populated of the three distinct communities of the newly designated City of Delta, with close to three times the population of either Ladner or Tsawwassen, the remaining districts of Delta. World renowned Burns Bog , the largest urban peat bog in North America lies west of between North Delta and Ladner, part of the vast greenspace in the community. Delta’s largest park, Watershed Park is located in North Delta, offering trails through vast forested areas, and an annual fish release. Sungod Recreation Centre offers many family-friendly programs and houses both an ice rink and indoor swimming pool.

The South Perimeter Road, which is part of Highway 17, opened in 2013 and has vastly improved commuter times for North Delta residents. This convenient addition to the roadways provides connections to major highways, bridges and businesses across MetroVancouver.

North Delta Neighbourhoods

Annieville

Of the three areas comprising the Corporation of Delta, North Delta has the largest population. Originally founded in 1848 as Annieville, the original settlement on the banks of the Fraser River and the locale for BC’s first commercial salmon cannery along the river way back in 1870, it was later renamed North Delta. An sub-area of North Delta retains the name Annieville.

The neighbourhood of Annieville is bordered by 96 Avenue, Scott Road (120th Street), 112th Street to River Road and south to 84th Avenue. Rich in history, there is still a good selection of heritage homes, many on large lots. Built in 1909, Trinity Lutheran Church is home to archives chronicling the history of Annieville. A housing boom occurred in the 1950s and fishermen built Annieville Park bringing buyers to the area who were attracted to the natural beauty. The 1970s brought another surge of new homes in the neighbourhood.

Nordel

Nordel is an area in North Delta bordered by the Fraser River, 72nd Avenue, 112th Street and Highway 91. Residents of the area tend to fall in love with the natural beauty, the amenities and an excellent location. There is a vast selection of housing in the area, from small older houses to sprawling luxury custom-built homes. McKitrick Park surrounds the Sungod Recreation Centre. It has a running trail pathway, picnic tables, a large parking lot, and the McKitrick Garden. Planet Ice – Delta at the base of the Alex Fraser Bridge is a four rink facility, home to a wide range of hockey-related tournaments, teams and services.

Scottsdale

Scottsdale is often considered the heart of North Delta, bordered by 112th St, 84th Ave, Scott Road (120th St) and 72nd Ave. Much of North Delta was developed in the early to mid 1970s and Scottsdale is no exception. Houses on large lots were built for young families attracted by new homes at affordable prices, the greenery and the opportunity to reside in a community that was more attractive than city living but allowed for a short commute to Vancouver.

Sunshine Hills Woods

Sunshine Hills is considered a prestigious area of North Delta and is one of the first master-planned neighborhoods with nature and community in mind.
