Richmond Neighbourhoods

Central Richmond

The cultural diversity shines through in the noteworthy choice of stores and restaurants throughout Central Richmond. It’s in the subarea of Brighouse where you’ll find Downtown Richmond and the core of retail shopping, malls and restaurants, as well as Kwantlen University College and convenient Canada Line light rapid transit stations. Expansive Minoru Park is an arts and recreational retreat in the heart of Central Richmond offering a swimming pool, walking trails, the main library branch and many more leisure amenities.

The land around the Richmond Olympic Oval along the banks of the river, just minutes to Vancouver, offers luxury view residences in the City of Richmond.

Brighouse South is a densely populated area, home to a mixed population of old and young alike. With services and downtown mere minutes away, there are obvious advantages of living in the neighbourhood.

While Brighouse and Brighouse South are the more established areas of Central Richmond, McLennan North is a newly developed part of the city where the residential construction focus tends to be around nature and sustainable building amenities. East Richmond

East Richmond is an expansive region of land comprising the subareas of Bridgeport, East and West Cambie, East Richmond, and Hamilton. Mixed use and commercial properties are plentiful as are residential subdivisions throughout the area, with a good selection of single family homes, townhomes and condos in all price ranges. Working berry farms and stately homes on acreage are also located in East Richmond.

Bridgeport is situated along the north arm of the Fraser and is home to popular and busy warehouse-type stores and industries as well as the River Rock Casino Resort. East and West Cambie, south of Bridgeport, offer easy access to Vancouver and all major routes. The area is best known for The Richmond Nature Park, a 200 acre protected peat bog and forest eco-system, remnants of the habitat that once covered large areas of the city. There are approximately 5 km of walking trail within this fragile natural wonder.

East Richmond subarea is thousands of acres and home to farmland, golf courses and farm based businesses. South along the river, just past No. 6 Road, are a number of sports and entertainment structures including Watermania and Silvercity Riverport Cinemas. Hamilton is a residential neighbourhood on a peninsula located on an east boundary of Richmond, bordering New Westminster.

Sea Island

Burkeville (Sea Island) is a neighbourhood planned and established during World War II to house workers in the Boeing aircraft plant and other local aeronautical industries on Sea Island. Burkeville was named for the then-President of Boeing Aircraft Canada, Stanley Burke, by the Boeing employees through a competition. Streets bear the names of aircraft manufacturers including Boeing, Catalina and Wellington.The communiity of Burkeville is the only residential neighbourhood on Sea Island, home to Vancouver International Airport.

Burkeville has just over 300 sinlge family homes. Originally built between 700-900 sq ft and consisting of 4-6 rooms, the houses were constructed on ample lots, typically 50 x 100 feet. Though some original homes remain, over the years they have been updated, renovated or rebuilt entirely. Burkeville Real Estate consists of detached homes in a quaint, classic neighbourhood mere minutes to all big city amenities.

Situated just south of the Arthur Laing Bridge, exiting onto Granville Street in Vancouver’s Westside, Burkeville provides convenient access to Vancouver. Burkeville remains a close-knit community, with its own parks, community centre, fire hall and tennis courts. Sea Island Primary school houses the students in kindergarten to grade 3; the catchment school for grades 4-7 is Brighouse and Richmond Secondary for grades 8-12.

Sea Island is the home to YVR and a charming, residential area of Richmond named Burkeville. Sea Island Real Estate is exclusively found in the neighbourhood of Burkeville, a community established during World War II to house workers in the Boeing aircraft plant and other local aircraft industries located on Sea Island. Students from Burkeville attend Sea Island Primary, Brighouse Elementary and Richmond Secondary.

One of the larger islands that make up the City of Richmond, Sea Island is in the estuary of the Fraser River and offers two public beaches. McDonald Beach, located on the northern end of the island, is a recreational facility, with picnic areas and boat docking available. Iona Beach features a walking trail into the Sturgeon Bank, information on the flora and fauna and allows a natural rather than recreational environment to be enjoyed.

South Richmond

South Richmond offers homes built around culs de sac, close to local shopping and parks and recreation. A mix of single family homes, townhouses and condos are available. South Richmond comprises the popular communities of Broadmoor, Garden City, Gilmore, Ironwood, McLennan, McNair, Saunders, and South Arm, suitably named for south arm waterway of the Fraser River where freighters and tug boats transport cargo.

Broadmoor is the most westerly subarea in South Richmond. Like most of the established neighbourhoods in the city, Broadmoor residents enjoy elementary schools adjacent to a park, surrounded by homes. Errington and Maple Lane schools and parks provide lovely green space, baseball diamonds and playgrounds.

Like the subarea of McLennan, Gilmore is a very large expanse of land, much of it in the Agricultural Land Reserve. Beautiful multimillion dollar homes have been built on considerable properties. Finn Slough, located on the south arm of the Fraser River, is an interesting historic community and wetlands site where fragments of the village still stand today. Gilmore is also home to both Ironwood and Coppersmith retail malls.

A well established neighbourhood, Ironwood has seen quite a bit of new development in the recent past. Fondly referred to the Highway to Heaven, a very unique element of this part of Richmond is found on its east boundary of No 5 Road, consisting of a row of more than twenty places of separate worship.

The subareas of McNair, Saunders and South Arm are lovely well established neighbourhoods, each with busy parks and schools. South Arm Community Park is by far one of the largest parks in Richmond, almost 57 acres of open green space with a walking trail, tennis courts, basketball courts, ball diamonds and playgrounds. Home also to South Arm Community Centre, South Richmond residents take advantage of the courses and sports programs available in their own region.

West Richmond

West Richmond is a well planned, safe family oriented section of the city. The choice of housing is varied in both architectural design and price range. Detached homes, townhouses and condos are available.

Terra Nova and Riverdale, the northwest section of West Richmond, are popular for their easy access to Vancouver, which is just over the Arthur Laing Bridge. Relatively new as a residential community, the 1980s saw a controversial decision to allow the farmland to be developed for housing use. Many undeveloped acres have been saved for parkland which remains prevalent in the area; one includes The Richmond Sharing Farm, where volunteers grow and harvest fruit and vegetables for Richmond’s less fortunate.

The majority of West Richmond is single family dwellings built with planned neighbourhoods including Boyd Park, Westwind, Lackner, Granville and Woodwards. Quilchena is unique in that this area is also home to the private membership Quilchena Golf and Country Club, a beautiful 120 acre course with views of the Strait of Georgia. The sizable community of Seafair, along the most westerly border of Richmond, is very attractive. A few subdivisions in this well established area of West Richmond are distinct in that each street ends with the same letters, such as ‘mores’ or ‘monds’.

At the south end of West Richmond is Steveston, which includes Steveston North, Steveston South and Steveston Village. One of the most visited areas in MetroVancouver, Steveston is a quaint, picturesque locale, a favourite of tourists, local residents and film crews, there to enjoy the ambiance, shops, and historic sites.

The West Dyke Trail is adjacent to the residential areas of West Richmond and runs along Sturgeon Banks from Terra Nova in the north to Steveston in the south. Part of the Fraser River estuary, Sturgeon Banks is a magnificent wetland habitat of mud flats, shallow water and marshes. Views along the Dyke Trail are excellent and varied, offering mountains, birds, tidal flats and YVR.
